I've seen a thing or two. Enough to know what most agents never will.
Not because I've been lucky. Because I've been in thousands of transactions — first as a loan officer for nearly two decades, then as an agent, now as a broker. I've seen contracts with alpaca carcasses listed as items to be removed before closing. I've seen buyers with brand new cars and furniture and nowhere to put them because nobody told them not to apply for credit before closing. I've seen a gap in the chain of title that should have killed a deal — and found the workaround that saved it. I've seen deals die on a technicality and deals that should have died get rescued by knowing where the exit was.
That volume of experience does something. It teaches you what trouble looks like before it announces itself.
If you're buying, you need someone who sees the path forward — and knows when the path isn't right for you. If you're selling, you need someone who can read your buyer's situation and tell you whether you're heading toward a closing or a problem. You need someone who knows the difference between a minor issue and a deal-breaker, and what to do about it either way.
Most agents push to get under contract and hand the file off. I don't operate that way. An agent I respect once told me — the right thing for the client isn't always closing. Just because you can doesn't mean you should.
That stuck. I think about it on every transaction. I earned my Eagle Scout at 18, and that same standard — doing what's right rather than what's easy — is why I opened this brokerage.
